Converted church in Denver

Cole Rhodes

A home with a holy past is available—and it’s divine.

What used to be St. John’s the Evangelist Church on East Fifth Street in Denver is now a massive 5,358-square-foot residence, on the market for $3,695,000.

“This has always been a church from the early 1900s. Then developers decided to convert it into residential units and a condominium-type community,” says the listing agent, Jeff Hendley.

As a result, the land surrounding the church features other units. There are also two townhomes in what used to be the church’s rectory and six additional units on the parcel—they’re all part of what’s now known as the St. John’s Gardens development.

But those units don’t come in contact with the main event—the free-standing church known as “The Sanctuary.” There are HOA fees, but the fact that the church is considered a condo is a plus in the agent’s eyes.

“What’s cool about this being a condominium association is 100% of the exterior is maintenance free,” Hendley explains. “You don’t have to do anything. The roof is covered. The exterior landscape is covered. Snow removal is covered.”

Hendley has nothing but praise for the property.

“I’d never seen anything like it before in my life. I thought it was one of the coolest and just eye-opening experiences walking into this place,” he says. “I had no idea what to expect. I came out of it feeling that whoever buys this is going to be one lucky individual or family.”

The inside has been transformed into a large residence, and what used to be the sanctuary now serves as a huge great room.

“[It has] 35-foot ceilings and an open master loft upstairs. You have an 8-foot-diameter, stained-glass window which is just beautiful, with sparkling light and different colors of lights at different times of the day,” Hendley explains.

The converted church offers a total of three bedrooms and 3.5 bathrooms.

Although the main living space is huge, it’s separated into several smaller areas, including an office, dining space, and a main-floor bedroom suite.

The kitchen is spacious, with a walk-in pantry and a caterer’s kitchen. The hard work throughout the former church has already been done, according to the agent.

“Someone could move in tomorrow and wouldn’t have to upgrade anything,” he says.

The basement offers even more living space, as well as a laundry area.

“It’s an open wine cellar underneath the stairs. You’ve got the marble travertine, bending curved staircase, which is really a great art feature,” Hendley says. “It looks like the hull of a ship right at the bottom of the staircase.”

The developer currently lives in the condo—which was transformed into a home in 2008.

A buyer will also acquire access to four parking spaces in the underground parking garage. There’s direct access to the garage from the house’s basement.

Hendley says he understands that buyers may have some apprehension about living in what used to be a church.

“Don’t knock it until you try it,” he says. “Most buyers are scared to kind of step out of their comfort zone a little bit. It’s one of the coolest things I’ve seen. It’s in the heart of Cherry Creek, it’s maintenance-free, it’s lock and leave. Plus, you get to live in a church. I mean, how cool is that?”
